Our property managers attend regular TPI (previously ARMA) training events and are qualified, or working towards, JFM-funded IRPM qualifications.

So, we’re set up to deal with urgent issues after 5.30pm, through the night on weekdays and all day on weekends.

These days, it’s not necessary to spend your precious time on the phone asking for documents to be emailed, if you’d rather not.

Our standard management fee will include full access to MyBlockman, our online customer portal for homeowners at your block/estate.

On here you’ll find key information like maintenance updates, useful documents, and full access to your service charge and ground-rent accounts.

Service Charge Billing

Compliant and in accordance with your lease or deeds

We ensure your service charge billing and collection is contractually correct, with any arrears chased promptly.

A full lease analysis carried out prior to our appointment allows us to spot any changes that may need to be made.

Our service charge requests are clear and accurate and can be posted, emailed, or simply downloaded from our online portal.

Site Inspections

Reports produced from site - actioned within 7 days

Upon instruction, JFM will agree a site visit frequency with you.

Detailed photographic reports are produced for each visit using inspection software on a smartphone or tablet.

The report is sent immediately from site with your dedicated Estate Coordinator ensuring all routine actions are complete within 7 days.

Records are kept on file for a clear and organised audit trail.

Service Charge Budgets

Prepared well in advance of financial year-end

JFM draft detailed service charge budgets each year, complete with expert guidance, ready for consultation with you.

We take pride in the detail we go into in analysing existing expenditure and advising on likely future costs.

Much value is placed on forward-planning and accordingly a Reserves Plan for the next 7-10 years accompanies each budget issued.

Accounts

Issued swiftly and compliantly

We track every one of clients’ year-end processes to ensure the timely production of the year-end service charge accounts.

We only work with accountants who follow relevant best practice set out by the ICAEW.

Supporting documentation for each line of expenditure is available for full transparency.

Repairs & Maintenance

Quick response to your maintenance needs

JFM have an extensive panel of experienced, capable and competitively priced contractors.

We partner with SafeContractor (Alcumus) to provide the highest standard of compliance within our supply chain. SafeContractor Alcumus Supply Chain Compliance will help us do this by providing total supply chain coverage, visibility and insight into the compliance levels across our contractors and suppliers. This doesn’t mean we’re not flexible with contractors. SafeContractor (Alcumus) offers a pool of 20,000 contractors to choose from. And we’ll also happily speak to your contractors about the accreditation, but most likely they are accredited already!

And we’re flexible, so we’ll happily work with your suppliers where you wish us to.

Health & Safety

Your risks - expertly tracked and eliminated

We use excellent tracking software to ensure we document and resolve your key health & safety risks.

Key data from fire and general risk assessments is reported, reviewed and managed on a weekly basis.

Property managers get help at senior management level to to help them ‘unstick’ the most technical problems to make your building safe.

Major Works Strategy

From inception to completion – professional guidance

Major works management is underestimated by many. JFM meet the challenges head-on.

We’ll help you plan over a 7-10-year period and steer you through the minefield of section 20 consultation.

We work with top surveyors and consultants in the sector to ensure the projects are skilfully delivered.

Company Secretarial

We’ll take care of your statutory administration

As company secretary we’ll do the often-tricky administration required to keep you legally compliant.

Shareholder registers and other key online information is reviewed weekly and kept up to date.

We’ll call AGMs, appoint and resign directors, file accounts and generally take the hassle of running a limited company away from you.

With JFM, you can expect our people to treat your enquiries with care and the utmost professionalism.

Even in difficult circumstances, our staff are trained to maintain a positive and friendly approach. We won’t shy away from tough conversations where needed, but we will always seek to retain empathy and consideration regardless of the situation. Professional Services

JFM pride ourselves on being able to provide expert guidance on technical matters. There’s not a lot we don’t know when it comes to service charge collection, landlord & tenant law and keeping your common areas in the best order.

We do recognise, however, that our clients will require access to other professional services in order to uphold their obligations. JFM have an excellent network of carefully chosen service partners to achieve this. From surveyors and solicitors to brokers and accountancy firms, we only work with high-calibre people.

We’ve opted not to provide these services ‘in-house’ because we want to retain 100% independence in these areas and give our clients the right to choose who they work with. We’ve found this approach to be more effective than the so-called ‘one-stop-shop’ approach since a free-market drives up competition, and thus standards.

Indicative Quote & Free Inspection

Please note for LONDON (and up to approx. 1 hour drive away) we have a minimum annual management fee of £18,000 plus VAT, so your block/estate would need to be a minimum of approx. 60 units for us to be competitive. For JFM SOUTH we have a minimum annual management fee of £5,000 plus VAT, meaning your block/estate would need a minimum of approx. 16 units for us to be competitive.
